7 Winterizing Tips for Your Modular and Portable Buildings

“Weather” or not it snows where you are, winterization for your modular and portable buildings is important to complete before cold weather hits. If you rent your buildings, call your supplier to check what to do or even schedule a technician to complete the winterization work for you. If you own your buildings, though, you might want to save money and do it yourself. Here are seven winterizing steps to take before the first frost.

7 Steps to Winterize Your Building

Use Heat Tape

If your modular or portable building includes plumbing, check or plug in heat tape for the fixtures below the floor. This will help keep your pipes from freezing in cold temperatures. Check with your water supply service if you have water brought in weekly, too.

Check for Leaks

Examine your building for water leaks from plumbing or the mate line. The mate line is the seam that connects two or more modules together. You’re looking for dried water spots on the ceiling, floor, and walls. A leak in the summer will turn to frozen water when the winter months roll in.

Check Your Mate Line

Is the seam at the mate line on the floor and ceiling still level or has your building settled? You will need to call your modular building supplier to re-level your building if the modules have shifted.

Install Skirting

Ensure Windows and Doors Close

Check all doors and windows to make sure they close and seal properly, and fix them if they don’t. It’s a simple fix but one that’s often overlooked.

Keep Your HVAC Properly Serviced

The single most important thing you can do to winterize your modular building is to service your HVAC regularly. This includes cleaning the coils, changing filters, and dusting supply and return grilles. Not sure how to do it? After it is serviced, test the HVAC to make sure the heat and thermostat both work properly.
